St Lucie County Townhouses and Condos September 2018 Market Report

The St Lucie County Townhouses and Condos September 2018 Market Report had mixed sales activity when compared to last year but remains an active market.  Closed sales were down by 3.7% from last year (was up by 32.7% in August) while new pending sales were up by 5.3% for September (was down by 5.1% in August).

Prices took an unexpected large jump for the month.  The median price increased by 31.6% from last year (was down by 11.0% in August) while the average sales price increased by 38.6% (was up by 19.6% in August).

The inventory of available townhouses and condos increased by 13 units from last month to 506 units, which is 16.6% greater than September 2017. The current supply is 4.8 months, which is 6.7% more than the 4.5 months of inventory last year.  The St Lucie County townhouses and condos market continues to be a seller’s market though it appears to be drifting towards a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes September 2018 Market Report continued to show strong sales activity when compared to last year.  Closed sales were up by 10.1% (in August they were up by 14.1%) and new sales under contract (new pending sales) increased by 33.1% (they were down by 5.8% last month).

Prices also continued to rise.  The median and average sales prices up by 12.2% and 5.5% respectively from last September (For August these numbers were up 9.8% and 8.7%).

Active listings increased by 101 homes up to 1,734 homes.  This inventory is 10.8% higher than last year.  The current supply of homes is  3.7 months (was 3.6 months for August) and 3.5 months for last year.  The St Lucie County single family home market remains a strong sellers’ market.  A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos September 2018 Market Report showed weaker sales activity when compared to September of 2017.  Closed sales for the month were down by 24.1% (was down by 7.0% in August) while new sales under contract (new pending sales) were down by 7.8% from September 2017 (decreased by 16.5 in August).

Prices, however, continue to rise significantly.  The median sales price increased by 13.3% (was up by 27.5% in August) while the average sales price increased by 24.0% (was up by 34.8% in August) as compared to September of 2017.

The inventory of available townhouses and condos decreased by 20 units to 299 properties as compared to last month.  This is 14.8% less inventory then the September 2017 data.  Currently, there’s a 3.0 month supply of inventory (compared to 3.7 months for September 2017).  Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes September 2018 Market Report reported a very strong month for sales volume when compared to last year as well as the past few months.  Closed sales were up by 32.2% (was down by 15.8% in August).  While new pending sales increased by 54.3% as compared to September 2017 (Increased by 15.8% in August).

Prices, however, were down for September.  The median sales price was down by 6.5% from last year (down by 1.4% in August) while the average sales price decreased by 1.9% (was up by 2.2% last month).

The inventory of available single-family homes decreased from last month by 26 homes to 874 units for September,  this is 9.7% less than last September of 2017.  The current supply of homes is 4.3 months, for September of last year, it was a 4.7 months supply.  We’re still in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos September 2018 Market Report continues to proceed with stroger activity when compared to last year.  Closed sales were up by 14.6% as compared to last month’s increase of 6.6% and new sales under contract (new pending sales) increased by 44.1% (In August there was a 3.8% decrease).

Prices, also, continued to rise for September though at a slightly slower rate than in past months.  Median sales prices were up by 5.5% (was up by 8.8% in August), while the average sales price increased by 7.6% (was up 10.1% in August).

The inventory of active listings increased by 2.9% from September of last year.  For September 2018 we have 5.3 months of inventory (was also 5.3 months in August) and compared to 5.4 months for September 2017.  We remain in a seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 4 condos for sale in Beacon 21 in Jensen Beach FL.  These condos have listing prices from $118,500 up to $149,000 for an average list price of $135,125 which equals $118.93 per sq. ft. of living area.

2 Condos are currently under contract.  These condos both had list prices $123,000 which is up to $169,900 which is $96.70 per sq. ft. of living area.  These condos averaged 11 days on the market before going under contract.

In the past 12 months, 32 condos have sold in Beacon 21.  Sales prices ranged from $75,000 up to $169,900 for an average sales price of $109,738 which works out to $97.92 per sq. ft. of living area.  These condos averaged 57 days on the market before going under contract and sold for an average of 96% of the last listed price.

Beacon 21 in Jensen Beach is a low rise condominium development in Jensen Beach FL locate just north of the Saint Lucie River and off of NE Dixie Highway (State Road 707).  This complex contains numerous types of condo buildings that were first built in 1973 and the last phase was completed in 1993.

There are sections in Beacon 21 that are age restricted to 55 and over while other sections are open to all ages.  There are just over 270 individual condos with most of them being two bedrooms and all but a few having 2 bathrooms as well.  These condos come in sizes ranging from 826 sq. ft. of interior living area up to 1,440.

Most of Beacon 21’s sections are pet-friendly allowing for one medium-sized pet with some areas allowing up to 2.  Rentals are also permitted with some restrictions.

There are three pools and three tennis courts as well as a clubhouse and shuffleboard courts for Beacon 21.  And, as a bonus, there is dockage for smaller boats (up to 21’) with ocean access.  These docks are available for lease at very reasonable rates when available on a first come first served basis for owners in the Beacon 21 complex.

HOA fees vary from $200 to $450 a month depending on the location and size of the condo.  Children living in Beacon 21 currently attend the Felix A Williams elementary school, Stuart middle school, and the Jensen Beach high school.

This complex is well located only minutes from the beaches, rivers and shopping areas of Jensen Beach and Stuart FL.

Florida Single Family Homes September 2018 Market Report

The Florida Single Family Homes September 2018 Market Report showed continued strong activity when compared to last year. Closed sales were up by 17.0% (were up by 4.2% in August) and new sales under contract (new pending sales) were up by 37.9% (were down by 2.6% in August).

Prices are also continuing to rise, though at a slower pace for September than in months past.  The median and average sales prices up by 4.9% and 5.6% respectively, compared to August’s 6.0% and 4.0%.

The inventory of available homes for sale increased by 6.5% from last year.  This is now a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (September of 2017 had a 3.8 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound.  Yet, even with such little inventory, these condos are moving off the market quite fast.

The absorption rate for Hobe Sound condos was 2.3 months for September as compared to 1.0 months in August).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The September 2017 numbers were: 17 active listings, 3 pending sales, and 1 closed sales.  Much better activity this year on a vastly smaller number of condos for sale.
