There are currently only 2 active listings for sale in Danforth.  The list prices for these Danforth homes are $425,000 and $460,000.  This is an average list price of $442,500 or $176.46 per sq. ft. of living area.

There are 7 homes currently under contract.  These homes were listed with prices ranging from $375,000 up to $539,000.    This works out to an average list price of $426,986 which equals $178.33 per sq. ft. of living area.  These homes were on the market for an average of 49 days before going under contract.

Danforth features low HOA fees of $119.00 per month (as of August 2019).  Construction in Danforth was first completed in 1990 with most homes dated from then to the late 1990’s and at least one home completed in 2001.  This planned unit development (PUD) was developed by Danforth Development Inc. and various builders took part in the construction of the homes.  Here is the Danforth Home Owners Association website.  Danforth just added a remote code controlled entry gate system in 2014.

Martin County Townhouses and Condos June 2019 Market Report

The Martin County Townhouses and Condos June Market Report shows weaker sales activity when compared to last year.  Closed sales for the month were down by 17.1%.  They were down by 17.3% in May.  While new sales under contract (new pending sales) were down by 2.2% from June 2018.  They also decreased by 13.1% in May.

Prices, though, continue to rise at surprisingly strong rates.  The median sales price increased by 25.1% (was up by 10.2% in May) while the average sales price increased by 32.5% (was up by 5.1% in May).

The inventory of available townhouses and condos decreased by 37 units to 394 properties.  This is still a 9.7% greater inventory then we had for in June 2018.  Currently, there’s a 4.3 month supply of inventory (compared to 3.5 months for June 2018).  Remaining in a seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Martin County Single Family Homes June 2019 Market Report showed weaker sales activity when compared to last June.  Closed sales were down by 7.1% (were up by 1.1% in May).  While new pending sales decreased by 2.4% as compared to June 2018 (they increased by 1.8% in May).

Prices were mixed for June.  The median sales price was up by 4.9% from last year (up by 3.8% in May) while the average sales price decreased by 3.9% (was down by 0.2% last month).

The inventory of available single-family homes decreased from last month by 70 homes to 1001 units for June,  this is an 11.6% greater inventory than last June.  The current supply of homes is 5.1 months.  For June of last year, it was a 4.5 months supply.  We remain in a seller’s market for Martin County single-family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are 12 homes currently for sale in the Yacht and Country Club of Stuart.  Listing prices range from $334,000 to $1,195,000 for an average list price of $544,033 which works out to $194.67 per sq. ft. of living area.

There are currently 5 homes under contract with list prices from $286,500 up to $799,000.  The average list price of these pending sales is $492,200 or $202.69 per sq. ft. of living area.  These homes averaged 155 days on the market before going under contract.

25 homes have sold in the past 12 months.  Ranging in sales price from $180,000 to $1,075,000.  The average sales price was $428,980 which equals $177.17 per sq. ft. of living area.  These homes went under contract in an average of 97 days with sales prices averaging 94% of list price.

The Florida Townhouses and Condos Market Report for June 2019 had weaker sales activity when compared to last June.  Closed sales were down by 9.4% as compared to last month’s increase of 1.6% and new sales under contract (new pending sales) decreased by 1.5% (In May there was a 0.5% increase).

Prices were mixed for the month of June.  The median sales price was up by 2.6% (was up by 3.7% in May), while the average sales price decreased by 4.0% (was down 1.2% in May).

The inventory of active listings increased by 4.6% from June of last year.  We now have 5.7 months of inventory as compared to 5.5 months for June 2018.  Remaining in a slight seller’s market for Florida townhouse and condo sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Single Family Homes Market Report for May 2019 had a slightly lower closed sales volume than last year but pending sales improved which could mean better closed volume for the near future.  The closed sales numbers were down by 1.9% (were up by 9.6% in May) and new sales under contract (new pending sales) were up by 4.9% (were up by 5.0% in May).

Prices were mixed for June.  The median sales price rose by 3.8% (it was up by 4.3% in May) and the average sales price was down by 0.3% (it was up by 2.6% last month).

The inventory of available homes for sale increased by 2.0% from last year.  This is a 3.9 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (June 2018 also had a 3.9 month supply)  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.  Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market.  Even with these small number of available condos for sale, the activity remains strong.  This month was slow for closed sales but with an increase in inventory, I expect better results in the coming months.

The absorption rate for Hobe Sound condos was 12 months for June (it was 3.0 months for May).  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The June 2018 numbers were: 4 active listings, 5 pending sales, and 3 closed sales.  A better volume of sales and pending sales last year.  TThere is a little greater inventory of condos this year.

     The absorption rate increased to 5.1 months in June compared to 2.7 months for May.  Continuing as a seller’s market for condos in the 34997 zip code of Stuart FL, but approaching a balanced market.  A 6 to 7-month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.

If you feel claustrophobic in your own home or cringe when you see piles of stuff randomly growing throughout the house, it may be time to declutter. Thankfully, there are simple and easy ways you can clean up your property without relying on professional (and expensive) help. Here are some techniques you can use to create a relaxing atmosphere.

Sort and Sort Again

The first stage of decluttering is deciding what you can let go of. A good place to start is your clothing, as we tend to have more than we really need. However, rather than go drawer by drawer, take everything out and work through the pile by making three mini-piles: keep, donate or sell, and toss. After you’ve finished, ask yourself if you could use clothes that are too tattered to give away as dusters or cloths for cleaning. Now, turn your attention to the rest of the house and, again, do sections at a time. Gather all your yard decorations, office supplies, and whatever group you’ve chosen, and then do it all at once before moving onto the next. This way, you never do too much, and you see tangible results to inspire you further.

Letting Go

Once you have your belongings separated, it’s time to determine their fate. There are charities that take household goods to support those in need, and some organizations will come to you for large-item pickups if necessary. Just be certain that what you’re giving away is something that another person could genuinely use. Similarly, you can sell items in good condition to earn a small profit, either through a yard sale or by listing online. You could use a marketplace website, such as Amazon or eBay, but you do have to pay fees. Other sites, like Craigslist, are free, but always have people with you when you do the exchange.

Hack Your Storage

One reason your house may feel cluttered is because you lack storage. No amount of donating or throwing things away will change this; instead, research how you can expand your capacity. For instance, thinking beyond using only wardrobes and closets can be eye-opening. You can house a lot under your bed with decorative trunks, vacuum bags, or rolling bins for easy access. Likewise, look at places most ignore, such as the walls and overhead. Put shelving up high, and add hangers to walls so you can store even more. Finally, set aside some time to take a hard look at your closets. If you’ve casually tossed anything and everything into them over the years, chances are they need some hardcore TLC, which will ultimately free up some much-needed space. Upcycle Your Goods

If you have stuff you don’t think is worthy of a donation but you don’t want to sell, you could opt to upcycle. For example, this process can transform old silverware into a unique wind chime or drawer handles in the kitchen and bathroom. Even a rusty or bent colander might be turned into a hanging planter for your garden. The options are truly endless, and some of your creations could give you further opportunity to make a profit.

Keep Things Clean

Now that you’re organized and ready to rock, the next stage involves developing a system to stay tidy. As a start, know where everything goes so they are never again in “pile purgatory,” and create a schedule to maintain cleanliness. Routine and consistency will help, as will cleaning as you go. That means doing dishes while you cook and breaking up chores into projects you can manage throughout the week. Mondays can be the time you vacuum and dust the living room, while Tuesday could be when you scrub the tub and bathroom sink. Create something that works with your schedule, and stick with it to develop better habits.

It may seem intimidating to get the proverbial ball rolling, but that’s the hardest part. Once you’ve started, you may be surprised by how quickly you can get things taken care of. Yes, there might be difficult moments, but when you’ve finished decluttering, you can start a new phase of only bringing stuff you choose into your life and home.

      The Stuart Florida Residential Market for ZIP Code 34997 had a fairly large drop in the inventory of available homes for sale.  Pending and closed sales were down slightly from last month.  This is still the most active market in the Martin County area.
     The absorption rate dropped to 3.1 months (was 3.4 months for May).  Still in an extreme seller’s market for the 34997 zip code area of Stuart for June 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for June, were: 263 active listings, 149 pending listings, and 94 closed sales.  Very similar activity as compared to last year though we do have a larger inventory of available homes for sale this year.
