A private community in northern Palm City just off Murphy Road with a number of waterfront homes on Bessey Creek. There are just 30 homes in this community.  This is not gated and has no HOA fees nor any amenities of a homeowners’ association.

The first home recorded in Hidden Bay was built in 1978 with the last one completed in 2013. There appears to be one remaining vacant lot which is not currently (March 2016) for sale. There are 11 ocean access waterfront homes as well as 5 non-ocean access waterfront homes with the remaining homes not being waterfront in Hidden Bay.

Homes in Hidden Bay range from under 2,000 sq. ft. ranch homes to just under 5,000 sq. ft. two-story estate-style homes with up to 5 bedrooms and 4 bathrooms. Children are scheduled to attend Bessey Creek Elementary, Hidden Oaks Middle and Martin County High Schools.

Hidden Bay represents one of the lesser know areas in Palm City. A true hidden jem.

The Pinecrest Lakes community of Jensen Beach FL was first developed in the late ’70s and early ’80s during a time when the Martin County Commissioners were notoriously stringent and restrictive about new developments in the area. Consequently, this community has a distinctive feel and flavor. All homes are on at least a 1/2 acre lot with many on larger 1 to 2 acre lots. None of the homes are identical and all types of construction and paint schemes are allowed.

Pinecrest Lakes is located south of NE Jensen Beach Boulevard and just east of the new Green River Parkway. Residents enjoy wide winding streets with sidewalks, street lights, underground utilities, and public water. Community features include tot lots, parks, lakes and tennis courts.

Pinecrest Lakes is located in Martin County’s “A” rated school district. The local public elementary school, Jensen Beach Elementary School, is less than a mile away, within easy walking and biking distance for students. Students also attend Stuart Middle School in Stuart and Jensen Beach High School located approximately 1 mile northwest of the community on NE Jensen Beach Boulevard.

Pinecrest Lakes is also about 1 mile to the east of the Treasure Coast Square Mall, Martin County’s main shopping center. Residents are a short ride away from the beautiful beaches on Hutchinson Island, historic downtown Jensen Beach, Indian Riverside Park as well as numerous boat ramps and marinas that serve the vast boating resources available in Martin County.

All ages and pets are welcome in Pinecrest Lakes.  The HOA fees are quite low.

St Lucie County Townhouses and Condos May 2020 Market Report

The St Lucie County Townhouses and Condos market for April 2020 is now showing the effects of the current pandemic. Both closed and pending sales are down for the month when compared to last year. Closed sales were down by 41.1% from last year (were down by 43.8% in April). New pending sales were down by 16.9% for April (they were down by 54.6% last month).

April prices were also down.  The median price decreased by 8.4% from last year (was up by 10.9% in March) while the average sales price decreased by 0.6% (was up by 9.6% in March).

The inventory of available townhouses and condos decreased by 27 units from last month to 591 units. This is 4.5% less than we had in April 2019. The current inventory is 6.6 months, as compared to 5.8 months of inventory last year.  The St Lucie County townhouses and condos real estate market remains in a balanced market. Typically a 6 to 7-month inventory is considered a balanced market showing no advantage to either buyers or sellers.
