St. Lucie County Single Family Homes 2023 1st Quarter Report

For the 4th quarter of 2022, the St Lucie County single-family home real estate market continued the trend of reduced sales volume. Prices are still rising, though at a reduced rate from previous reports. Inventory is continuing to increase, but it is not bringing in more buyers to date.  I doubt we will see any improvement until either interest rates or prices begin to go down—hopefully, both.

May 2023 Market Report for Island Dunes Condos on Hutchinson Island in Jensen Beach, FL

There are 7 condos currently on the market in all the Island Dunes condo buildings. The list prices range from $449,000 up to $1,275,000. This is an average list price of $801,643 which is $526.78 per square foot of living area.

There are 7 Island Dunes condos under contract at this time. The list prices ranged from $399,900 up to $1,275,000. This is an average list price of $800,414 which works out to $475.64 per square foot of living area. These condos averaged 64 days on the market before going under contract.

In the past 12 months, 25 Island Dunes condos have sold. The sales prices ranged from $365,000 up to $1,500,000.  This works out to an average sales price of $829,400 or $509.80 per square foot of living area.  These sales averaged 97% of the final list price. For the Martin County townhouses and condos real estate market, a continued trend of reduced sales volume.  Prices were mixed for the quarter and the inventory is continuing to increase, but it is not bringing in more buyers to date.  Compared to the other areas I track; the Martin County single-family real estate market still outperforms most areas locally and nationwide. I doubt we will see any improvement until either interest rates or prices begin to go down—hopefully, both.

Currently, there is only 1 condo on the market in Ocean House. The list price is $1,099,888 which is $820.81 per square foot of living area.

There are 16 properties available for sale in and around the Indian River Drive area for May 2023.  These properties have list prices from $545,000 up to $3,500,000.  This is an average list price of $1,594,944 which works out to $502.85 per sq. ft. of living area.

There is only 1 Indian River Drive home under contract at this time.  This home had a list price of $839,900 or $300.18 per sq. ft. of living area.  This home was on the market for 55 days before going under contract.

St Lucie County Single Family Homes April 2023 Market Report

The April 2023 St Lucie County Single Family real estate market continues to show weaker sales activity when compared to last year. The inventory numbers are growing, but we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 21.8% for the month compared to last year (in March they were down by 23.9%). New sales under contract (new pending sales) decreased by 13.7% (they were down by 15.1% last month).

Prices rose for April, though at a very slim rate.  The median sales price was unchanged at 0.0% (was up by 1.4% in March).  The average sales price was up by 0.5% (it was up by 2.6% in March).

The number of available home listings decreased by 134 homes to 1,295 units.  This inventory is 91.0% greater than last year.  The current supply of homes is 2.6 months (it was 1.1 months last year).  The St Lucie County single-family home market remains in a sellers’ market, though trending towards a balanced one.  A balanced market is one with a 6 to 7-month supply of inventory.

Martin County Townhouses and Condos April 2023 Market Report

The Martin County Townhouses and Condos real estate market had weaker sales activity when compared to last year. The inventory numbers are rising, but we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales for the month were down by 4.0%.  They were up by 16.5% in March.  New sales under contract (new pending sales) were down by 26.2% from last year.  They were up by 5.1% in March.

Prices continued to increase for April.  The median sales price increased by 17.1% (was up by 1.5% last month). While the average sales price increased by 20.9% (was down by 2.6% in March).

The available townhouses and condos inventory increased by 35 units to 324 properties.  This is a 176.9% greater supply of inventory than we had in April 2022.  Currently, there’s a 3.7 months supply of inventory (compared to 1.1 months for April 2022).  We remain in a seller’s market for townhouses and condos in Martin County, though trending towards a more balanced market. Harborage Real Estate Market Report May 2023

For May 2023, there are 6 condos for sale in the Harborage Yacht Club in Stuart FL. The list prices range from $344,900 up to $435,000. This is an average list price of $393,283 which works out to $332.07 per sq. ft. of living area.

There are 2 Harborage condos currently under contract (in pending status). The list prices were $595,000 and $600,000. This works out to an average list price of $597,500 which is $429.55 per sq. ft. of living area. These condos averaged 5 days on the market before going under contract.

In the past 12 months, 15 Harborage condos have sold.  Sales prices ranged from $310,000 up to $580,000.  This works out to an average sales price of $391,867 which equals $317.99 per sq. ft. of living area.  These condos sold on average at 97% of the list price. Martin County Single Family Homes April 2023 Market Report

The Martin County Single Family Homes Market Report continues to buck the trend with improved sales activity for the second month in a row. But, we are still encountering headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were up by 3.6% from last year (they were up by 12.5% in March). At the same time, new pending sales increased by 8.4% compared to last year (which increased by 14.4% last month).

Prices were mixed for April.  The median sales price decreased from last year by 8.0% (up by 6.1% in March) while the average sales price increased by 14.4% (up by 26.0% last month).

The inventory of available single-family homes decreased by 26 units from last month to 463. This is a 72.8% greater inventory than last April.  The current supply of homes is 2.9 months.  For April of last year, it was 1.3 months of supply.  We are still in a seller’s market for Martin County single-family home sales, but trending towards a more balanced market.  A balanced market favoring neither buyers nor sellers is considered a 6 to 7-month supply of inventory.

For May 2023, there are 2 condos available to purchase in the Dunes Club on Hutchinson Island in Indian River Plantation. The list prices are $860,000 and $995,000. This is an average list price of $927,500 which equals $600.42 per sq. ft. of living area.

There are also no condos currently under contract in the Dunes Club. 

In the past twelve months, there has been only 1 Ocean Terrace condo sale. The sales price was $675,000 which equals $515.27 per sq. ft. of living area. This condo sold for 98% of the list price. And, it was on the market for 21 days before going under contract.

Florida Townhouses and Condos April 2023 Market Report

Florida Townhouses and Condos real estate market report continue to show weaker sales activity when compared to last year. The inventory numbers are growing, but we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 26.8% compared to last month’s decrease of 23.5%.  New sales under contract (new pending sales) decreased by 18.1% (In March, there was a 19.3% decrease).

Year-to-year prices were higher. However, the rate of price increases has moderated which may indicate better future affordability. The median sales price was up by 4.8% (was up by 3.9% in March). And the average sales price increased by 1.1% (was up 1.1% in March).

The inventory of active listings increased by 97.4% from April last year.  This results in 3.5 months supply of inventory as compared to 1.3 months for April 2022.  We remain in a sellers’ market for Florida townhouse and condo sales.  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.

Florida Single Family Homes April 2023 Market Report

The Florida Single Family Home real estate market continues to show weaker sales activity when compared to last year. The inventory numbers are rising (though at a reduced rate from previous months), but we are facing headwinds with increasing mortgage rates and other economic uncertainties. Closed sales were down by 17.2% (were down by 15.0% in March). New sales under contract (new pending sales) were down by 7.6% (were down by 12.0% in March).

Prices were mostly down for April.  The (year-to-year) median sales price was unchanged at 0.0% (it was up by 2.1% in March). And, the average sales price was down by 3.6% (it was down by 2.1% last month).

The inventory of available homes for sale increased by 80.2% from last year.  This represents a 2.6 months supply of inventory. Florida remains in a seller’s market with the advantage to sellers. (April 2022 had a 1.1 months supply)  A balanced market favoring neither buyers nor sellers is considered to be one with a 6 to 7-month supply of inventory.
