W2 income vs. 1099 income – Questions and Answers

Q: Please differentiate between W2 and 1099 income.

A: Typically, a W2 employee is a full employee of a company given a salary versus a 1099 employee where the employer doesn’t pay taxes for the employee AND 1099 employees can write off business expenses.

Q: How does an underwriter view different types of pay structures:

A: W2 salary gets the same pay regardless of world events. That means less uncertainty, and it makes an underwriter happy. For new hires, this is ideal. A new employee can qualify with 30-60 days of pay stubs after starting a new job. However, commission and bonus pay that amounts to 25% or more of one’s income will require tax returns just like a self-employed borrower.

Q: Why is that the case?

A: There is no going-forward guarantee of income. In order to get an idea of what to expect, an underwriter looks at the past two years (24 months) to get an idea of how events are likely to unfold moving forward.

Q: Describe self-employed or 1099 pay qualifications:

A: Up to two years of tax returns are going to be required because, again, there is no guarantee of income and self-employed or 1099 borrowers can write off business expenses that W2 employees typically do not/cannot write off. For instance, one’s income may have been $120,000 in 2009. Come tax season, $60,000 was written off as business expenses. An underwriter interprets that as it cost the borrower $60,000 to make $120,000-meaning the actual income was $60,000.


Here are some examples of different ways one might be paid and what steps are necessary to document the income:

  • W2 salaried income – this is the easiest to document. All that is needed is the past 30 days of pay stubs. If recently moved to a new job in the same field still as a W2 employee, a pay stub reflecting 30 days on the job with an acceptance letter to the new position should do it.
  • W2 base pay with commission/bonus income – if commission/bonus income is less than 25% of the total salary, then the same rules apply as above should apply. If more than 25% of the total salary, then up to two years of tax returns will be required to document the income.
  • Full commission income – up to two years of tax returns will be required. Note that any business expense write-offs on the tax return will lower the income that can be used to qualify you for the loan.
  • Self-employed – two years of tax returns will be required. Again, any claimed business expenses (personal or for the business itself) will reduce the income that can be used to qualify you for the loan.
  • Bonus income – two years of documented bonus income will be required along with documenting its continuance.
  • Same job at the same company but change from W2 salary to commission/bonus income – This is happening more frequently in the business world. Positions that were once salaried are becoming positions with base pay plus commission. If the base salary is sufficient to qualify for the loan, then only pay stubs are required. However, if the commission is also needed to qualify for the loan, then up to two years of tax returns would be required.

In recent years the loan application process has been greatly simplified, however, proper information from borrowers is still required. Most lenders today are looking for fully-documented loan applications. This may sound intimidating, however, it’s not a big deal. Just take these steps:

  • At least three months BEFORE you finance or refinance real estate get a copy of your credit report. The reason to do this is to check and see if there’s any information on your credit report which is factually incorrect or out-of-date (most negative items can stay on a credit report for seven years, 10 years for a bankruptcy). If you start looking at your credit report three months ahead you should have some time to correct errors. You can get a free credit report with no strings attached by going to AnnualCreditReport.com.
  • Get your paperwork in order. Have in hand your last three pay stubs, your last three tax returns, and statements for all savings and checking accounts, mutual funds, retirement accounts, credit cards, student loans, car loans, etc. Make a file and stick the paperwork in it. You want to show ALL income and you must show ALL debts. When in doubt add it to the file.
  • Ask some questions: Do you expect to receive “bonus” income now or in the future? Do you expect to receive “overtime” income now or in the future Will “other” income in addition to your salary continue at current levels? If you own your home and use it as a prime residence, what’s the estimated fair market value? What’s the value of all financing now secured by your current home if you’re refinancing?

Home Drinking Water Treatment

Every so often you hear a report about problems with the water quality in your community. It seems that the important elements involved in sustaining human life are constantly under attack. The big three are what we EAT, BREATHE and DRINK. This article is not going to grind on you about what you eat, other news sources are in charge of that one. Al Gore is in charge of attempting to halt the damage we are doing to our air. My goal is to get you to do something about the water you drink. You do drink lots of water, right?

My favorite option is reverse osmosis (RO) for purifying drinking water in the home. You can recognize an RO system by its tank usually located beneath the kitchen sink. Historically, RO has been used extensively in desalination projects (turning seawater into drinking water) but it is also very effective for treating water quality problems on a smaller scale. The levels of many dissolved compounds and suspended matter present in water can be efficiently reduced by RO treatment, including organic, inorganic, bacteria and particulates. RO is based on the process of osmosis. Osmosis involves the movement of water from one side of a membrane (a plastic film) to the other. To make the process work, pressure is applied to the contaminated water, forcing water through the membrane. Since contaminants are separated from the water as it moves across the membrane, purer water collects on the other side of the membrane. The purified water that accumulates can then be stored in the tank for use as needed.

Basic components of an RO system should include a filter to remove larger matter and an activated carbon filter to remove residual taste and odor; an RO module containing the membrane; piping and valves to connect the system. To continually perform well, RO systems, like other home water treatment devices, require ongoing maintenance. Filters need to be replaced on a regular basis. The length of time between changing filters will depend on the incoming water quality, especially the concentration of solids. The membrane typically lasts for several years, depending on operating conditions, membrane type and filter performance. As a rule, your RO system should be serviced every six months to a year without fail.

One disadvantage of RO is a large amount of contaminated wastewater generated. This wastewater is routed to your drain line so you don’t even know the waste is occurring. The amount of wastewater can be as much as 50 to 90 percent of the incoming water. However, since the amount of drinking water used in a home is relatively small, a high percentage of wasted water is not a big concern to most people. Continuing to drink poor-quality water year after year is what we should be most concerned about.
