Fox Run is a waterfront community on the Hidden River. It is located just north of Murphy Road between Matheson Avenue and High Meadows Avenue.  There are only 57 homes in this community. Construction of these homes was from 1979 through 2005.  11 homes are on the banks of the Hidden River with deep water ocean access docks.  The remaining homes have exclusive access to a boat ramp as well as a large lot to store trailers and RVs.

For the 3rd quarter of 2023, the Saint Lucie Count townhouses and condo real estate market bucked the trend of reduced sales volume with an increase in closed sales. Prices were also up for the quarter. Inventory is continuing to increase and this may have helped with the increase in sales for the quarter.  However, I believe we are a long way from seeing a more vibrant Saint Lucie County real estate market.

The Twin Lakes Condos of Stuart FL is located at 6531 SE Federal Highway in South Stuart, just north of the edge of Hobe Sound.  There are just over 280 units in Twin Lakes.  These condos were built from 1973 through 1979 with the last phase completed in 1989.  All condos are 2-bedroom 2-bathroom units in two-story buildings with interior square footage ranging from 977 to 1,182.

One portion of this community is a 55 and over section while the other is open to all ages.  Both phases will accept one small pet.  There is a community pool, clubhouse, tennis courts, shuffleboard courts, and a pleasant area for those wishing to hike around the lakes.

The current Condo Association fees are $306 a month (as of October 2018) and these fees cover Building Insurance, Cable, Common Areas, Lawn Care, Maintenance Exterior, Manager, Master Antenna/TV, Pest Control, Pool Service, Reserve Funds and Trash Removal.

Children in the all-ages section of Twin Lakes attend Port Salerno Elementary School, Murray Middle School, and South Fork High School.

There is ample reserved and guest parking and commercial vehicles, trucks, and RV’s are not permitted.  Rentals are OK with some restrictions.

For the 3rd quarter of 2023, the St Lucie County single-family home real estate market continued the trend of reduced sales volume. Prices, however, rose for the quarter at a slower rate.  But, high loan costs and a low inventory are keeping buyers at bay. I doubt we will see any improvement any time soon until interest rates start to decline.

Though, new pending sales are down, indicating that this trend will most likely be short-lived.  Prices were mixed when compared to this quarter last year.  Along with the rising interest rates, this is not a good sign for the future. I doubt that we will see any improvement in this market until rates begin to recede.
