The Stuart Florida Residential Market for ZIP Code 34997 is the largest and has been the strongest segment of the Martin County single family real estate market. Nice to see a couple of months of increased inventory.

The current one month absorption rate increased to 4.7 months (was 3.4 months for September). Most of this increase is due to the stronger inventory numbers and we still remain in a very strong seller’s market for the 34997 zip code area of Stuart, FL. Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.

The 2014 numbers for October, were: 368 active listings, 144 pending listings and 81 closed sales. Considerably stronger closed activity last October, though the increased number of pending sales might hold promise for the next few months.

As of November 2015, there are only 2 active listings for River Pines townhomes for sale in Stuart, FL. Listing prices are $145,140 to $149,000 which equals an average price of $147,000 or $114.33 per sq. ft. of living area.

There are 5 homes under contract awaiting sale. List prices are from $89,900 to $149,900 for an average list price of $117,948 or $91.39 per sq. ft. of living area. These homes went under contract in an average of 75 days.

In the past 12 months, 31 townhouses have sold in River Pines with sales prices ranging from $80,000 to $139,000 at an average sales price of $114,836 which equals $89.13 per sq. ft. of living area. These homes sold at an average of 96% of list price and were under contract in an average of 45 days after going on the market.

Located just off the Intracoastal Waterway off of Cove Road in Stuart is the River Pines community. 396 private residences in quad style town-homes. This community was built in 1981 and 1982 and all homes are 1288 sq. ft. of living area with 2 bedrooms and 2 and ½ baths. The Stuart FL 34996 Condo Market is bucking the trend for the off season with increased activity for October. Nice to see even a small increase in inventory as this segment of the Stuart condo market remain red hot.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 3.0 months from September’s 2.6 months. Continuing as a very strong sellers market. A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for October 2014 were: 152 active listings, 50 pending sales and 15 closed sales. We have a long way to go to get inventory levels close to what they were last year. Though even with the reduced inventory, market activity remains very strong.

A strong buyers market for this section of Martin County. A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The Stuart FL 34994 Condo market while still active is showing reduced activity as we head into the off season. Though remaining in a good and steady balanced market vicinity.

The one month absorption rate increased to 5.8 months compared to last month’s 6.5. Continuing to hover in the balanced market area. Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months. Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 94 active listings, 31 pending sales, and 16 closed sales. Slightly stronger activity last year. Though the greater inventory is probably a large factor in this.

A 6 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

There are 6 condos listed and actively for sale in early November if 2015 in the Empress Condominiums of Hutchinson Island. List prices range from $299,000 to $430,000 for an average of $365,066 or $260.62 per sq. ft. of living area.

There are no Empress Condos currently under contract.

In the past 12 months, 8 condos have sold in the Empress. Sales prices ranged from $225,000 up to $744,456 for an average sales price of $357,182 which equals $227.27 per sq. ft. of living area. These condos sold for 92% of list price on average and when under contract within 51 days (average).

The Empress of Jensen Beach on Hutchinson Island is an upscale 15 story oceanfront condo building with 115 residences that was completed in 1988. Located just a couple of miles north of the Jensen Beach Causeway, the Empress is just a short drive to downtown Jensen as well as various shops and restaurants available on Hutchinson Island.

The current absorption rate dropped to 7.8 months, in September it was 10.8 months. Still a buyers market for Sewalls Point but has been improving steadily for the past three months. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October of 2014, the inventory was 45 homes on the market, 8 pending sales and there were 2 closed sales. Considerably better activity this year for the Sewalls Point single family home market.

River Marina November 2015 Market Report

For November 2015, there are only 4 homes available for sale in River Marina. All four are townhomes and range in price from $169,900 to $206,240 for an average price of $190,457 or $119.69 per sq. ft. of living area.

There are four homes under contract. List prices ranged from $204,940 to $334,900 for an average of $259,957 which equals $145.30 per sq. ft. of living area. These homes went under contract in an average of 15 days after going on the market.

In the past 12 months, 25 homes have sold in River Marina. Sales prices ranged from $149,900 to $344,000. The average sales price was $195,410 which is $114.64 per sq. ft. of living area. These homes sold on average for 97% of listing price and were under contract in an average of 63 days on market.

River marina is a newer community consisting of 84 single family homes built from 2006 to 2008 ranging in size from 3 BR, 1600 sq. ft. homes to 5 BR homes with 3,380 sq. ft of living area. 14 of these homes are waterfront with Ocean access through the South Fork of the Saint Lucie River. The single family homes in River marina are in a gated enclave.

Also available are newer townhomes in a non-gated area. Currently only about 47 townhomes have been built with plans for a total of approximately 220 units. Both 2 and 3 Bedroom townhomes are available with 1627 sq. ft. of living area and a 1 car garage. There’s a community pool and easy access to recreational areas.

As of early 2015, construction has resumed for River Marina townhomes by Lennar Homes. As of November 2015, there are no homes currently on the market in River Landing.

There are two River Landing homes under contract and awaiting settlement. The list prices are $384,500 and $359,900 for an average list price of $372,200 which equates to $170.69 per sq. ft. of living area. These two homes went under contract in an average of 3 days after being listed.

In the past 12 months, 8 homes have sold in River Landing. Sales prices ranged from $275,000 to $435,000 for an average of $355,812 or $145.82 per sq. ft. of living area. These homes sold for an average of 96% of the last list price and took an average of 34 days on market before an an offer was accepted.
