In late October 2016 there are five homes available for sale in Whitemarsh Reserve.  List prices range from $248,900 to $275,000 for an average list price of $256,340 or $117.81 per sq. ft. of living area.

There are three townhouses that are under contract.  List prices for these pending sales are from $243,500 to $249,900 for an average list price of $246,133 which equals $113.74 per sq. ft. of living area.  The average days on market for these homes was 60 days before going under contract.

In the past 12 months, 18 homes have sold in Whitemarsh Preserve.    Sales prices ranged from $203,000 to $264,900 for an average sales price of $233,083 which is $114.43 per sq. ft. of living area.  These homes averaged 56 days on market prior to going under contract and sold for an average of 97% of list price.

This gated community of new town-homes located in Stuart, just off Kanner Highway (SR 76) is a great place for families or singles. Most Whitemarsh Reserve town homes have private wetlands views and there’s a tranquil nature trail for relaxing walks or exercise. Residents enjoy a resort style pool, basketball court, and a play area for children! This community is like a portrait with its beautiful landscaping.

Whitemarsh Reserve townhomes were first built in 2006 and continued through 2012.  The initial townhomes were larger than the last ones that were built.  With the largest ones being 2,299 sq. ft. of living space with 3 bedrooms and 2 bathrooms with 2 car garages and the smallest ones having only 1,000 sq. ft. with 2 bedrooms and 2 bathrooms and a single car garage.

This is a pet friendly community allowing up to one large dog.  Rentals are also allowed with some restrictions.  The HOA fee as of October 2016 was just over $140 per month and includes the maintenance of the common areas, basic cable TV, landscaping and lawn service, exterior painting,  trash pickup and the manager.

Only minutes to I-95 for those wishing to commute either north or south.  Only 30 minutes to West palm Beach and about 2 hours to Orlando and it’s attractions. The surrounding city of Stuart is a great place to live in with its ‘A’ rated schools, variety of great restaurants, shopping, gorgeous beaches and recreational activities.

The Palm City FL, zip code 34990 residential real estate market activity eased again for September.  Closed sales were off while pending sales increased slightly.  The inventory also decreased which is just the opposite of whats been happening this month in the Stuart markets.
The monthly absorption rate increased to to 7 months from 5.8 months in August.  Drifting towards a buyers market for the first time in a few years for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The September 2015 numbers were:  365 active listings, 155 pending sales and 60 closed sales.  Better activity last year.  Hopefully this is just a monthly phenomenon and we’ll increase our Palm City single family home sales in the coming months.

For late October 2016, there is only one home available for sale in the Indian River Point (a.k.a. Newport Jensen) community of Jensen Beach on Hutchinson Island.  This home is listed for $288,975 which is $184.46 per sq. ft. of living area.

There is one home under contract.  It was listed for $267,000 or $121.53 per sq. ft. of living area.  This home was on the market for 38 days before going under contract.

In the past 12 months, 4 homes have sold.  Sales prices ranged from $200,000 to $305,000 or an average sales price of $260,225 which equals $157.62 per sq. ft. of living area.  These homes took an average of 79 days on market to go under contract and sold for an average of 90% of list price.

Indian River Point in Jensen Beach

Situated on the shores of the wide Intracoastal at the east side of the Jensen Beach Causeway is the private community of Indian River Point (also known by its official designation as Newport Jensen). This non-gated community of 67 homes features community docks with a fishing station, tennis court, community pool and outdoor areas for barbecuing.

Homes were constructed from 1976 to 2001 (with the majority of them built from 1976 to 1983), though some of the homes have been totally remodeled and appear brand new. Sizes range from 2 Bedroom, 2 Bathroom homes of 1,100 sq. ft. up to 4 Bedroom, 3 Bathroom homes of up to 2,370 sq. ft. of living area. Both one and two story homes are in this waterfront community. Some homes have a 1 car garage while others have assigned parking spaces near or in front of the residences.
As of this writing the home owners’ association fees are $300 a month and these include basic cable TV, landscape and lawn maintenance as well as the insurance and care of the common areas and facilities.

Indian River Point is a wonderful and tight knit small community that is within walking distance to the beaches and only a short drive to quaint downtown Jensen Beach.      The absorption rate dropped to 4.5 months in September from 5.4 months for August. Remaining as a seller’ market for the 34997 zip code area of Stuart condos. A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The September 2015 numbers were: 52 active listings, 19 pending sales and 8 closed sales.  Considerably stronger closed activity this year along with a much improved inventory.

      The Stuart Florida Residential Market for ZIP Code 34997 is the largest segment of the Stuart FL residential real estate and continues to be among the most active areas with strong sales numbers.  Inventory is rising and both pending sales as well as closed sales activity will also need to increase to keep this market as strong as it has been.
     The absorption rate decreased slightly to 3.5 months (was 3.8 months for August).  Still a strong sellers’ market for the 34997 zip code area of Stuart FL.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.

The Charter Club us a gated community of 203 homes on the south side of Martin Downs Blvd.  Developed in 1988 with the last home completed in 1995.  Very well located in the heart of Palm City and just a short distance to shopping, the Turnpike, numerous golf courses and rivers and only about 15 minutes to the beaches of the Atlantic Ocean or 10 minutes to historic downtown Stuart, FL.

Hey, now wait a minute; where did the summer go? Suddenly the sun seems a bit less bright, and the temperatures are dropping. People are coming home from vacation and venturing back into the bounds of reality; exchanging surfboards and swimsuits for keyboards and pantsuits.

So what does all of this mean for you as a buyer or a seller? Well basically it is time for you to fall into fall; to dive headfirst into a whole new season of buying and selling.

The fall months open up a plethora of possibilities for you as a buyer or seller; and in a multitude of ways. Here are just a few:

1. Snowbirds. As the weather gets cooler, senior citizens who reside in warm weather states like Florida and California tend to ‘migrate’ to the north. These folks, generally referred to as snowbirds, will be looking for a place to stay during their time up north; and whether that place may take the form of a single family home or a condo rental, an apartment or a time share, as a trained home sales professional I can help them find a place to “land and perch.”

2. Students. At the other side of the age scale are college students just returning from what was sure to be a downright riotous summer break; ready once again to resume classes—and, of course, to find a home place that is convenient to their institution of learning. Not every college student has a strong and overwhelming desire to spend their school days in the confines of a cramped dorm; indeed, some may wish to find apartments, cottages, or even small houses to call home while they’re cramming for finals—and I can help!

3. New ‘lookers.’ As folks switch their brains out of vacation mode and return to the business of serious living, they may find themselves considering the purchase of a new home. As of October 2016, there are 4 active listings in the Princess of Hutchinson Island. List prices range from a low of $224,900 to a high of $344,450 for an average list price of $340,925 and an average cost per sq. ft. of living area of $242.06.

There are 3 condos under contract that have not closed as of this writing.  List prices were from $280,000 up to $319,000 for an average list price of $296,300 or $227.03 per sq. ft. of living area.  These two condos were on the market for an average of 75 days before going under contract.

In the past 12 months, 15 condos have sold in the Princess.  Sales prices ranged from $215,000 up to $470,000 for an average sales price of $314,897 or $215.48 per sq. ft. of living area.  These condos were on the market for an average of 112 days before going under contract and sold for an average of 97% of the last list price.

The Princess of Hutchinson Island is one of the more elegant high rise condominiums on Hutchinson Island in Jensen Beach.  Located just North and East of Nettles Island and just 2 miles North of the Jensen Beach Causeway this 20 story condominium has both 3 bedroom, 2 bathroom condos and 2 bedroom, 2 bathroom condos with varying floor plans from 1,209 sq. ft. to spacious 1,716 sq. ft. units.

The Stuart FL 34994 Condo market continues with strong activity as the summer draws to a close.  This is somewhat unexpected for the condo market in the summer.  Hopefully, this is a good indication of continued strong activity as we head into the fall and winter months.

The absorption rate for September decreased to 5.1 months compared to last month’s 5.6. Continuing as a sellers market for the second month in a row for this condo segment of Stuart’s 34994 zip code area.  This is somewhat surprising as condo sales often slow down during the summer months.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last September the numbers were 71 active listings, 35 pending sales, and 11 closed sales.   Better closed activity this year along with an increase in inventory.

As of October there are three active listings in Joes Point.  List prices range from $850,000 up to $1,350,000 for an average list price of $1,131,667 which works out to $382.82 per sq. ft. of living area..

There are no homes currently under contract.

In the past 12 months, one home has sold in this waterfront community.  The sales price was $$714,000 which equals $232.04 per sq. ft. of living area.  This home went under contract in 72 days and sold for 90% of the list price.

Joes Point on Hutchinson Island

One of the most unusual properties on Stuart’s Hutchinson Island is Joes Point.  Located on a private peninsula which juts to the north west into the mile wide Indian River (Intracoastal Water Way). Originally developed by Lloyd Dutcher in the early 1980’s this is a premier waterfront subdivision enjoying the many wonderful amenities of Hutchinson Island in Martin County.  Only minutes to the Saint Lucie inlet and the sparkling Atlantic Ocean by boat, with easy access to the Bahamas or through the Okeechobee water way through the heart of Florida to the Gulf of Mexico by boat.  This is a true boaters paradise.  Abundant fishing is just off the dock or go just a few minutes further for some deep sea fishing and adventure.

Joes Point has 56 home sites (3 are vacant lots at this writing) of which most are waterfront with private docks and sweeping water views of the Intracoastal Waterway (Indian River). There are 8 non-waterfront homes, though they have docks in the community marina which is just a short walk from these homes.  There is also a community RV/Boat storage area as well as a tennis court.  HOA fees as of late 2016 were under $245 per month and include central water and sewer service.

Pets are welcome as well as having the ability to rent these homes.  This is a gated community offering a high level of privacy on the shores of the Indian River.  Beach access is across A-1-A in a private and HOA owned beach area.

The single family real estate market in Sewalls Point for September continues to improve from previous months as well as last year.  Though, we also are seeing a market increase in inventory as prices continue to rise for the desirable Sewalls Point community.

The current absorption rate dropped to 9.9 months, in August it was 11 months.  Still a sellers market, but a large improvement from earlier summer numbers.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to September of 2015, the inventory was 54 homes on the market, 15 pending sales and there were 5 closed sales.  Better closed sales for this year, but we also have a greater number of available homes for sale.

For October 2016 there are 7 homes available for sale in the Falls of Jensen Beach.  Listing prices range from $459,000 up to $725,000 for an average asking price of $550,243 or $176.07 per sq. ft. of living area.

There is one home under contract which has not completed the sales process (closed).  The list price of this home is $475,000 or $137.05 per sq. ft. of living area.  This home was on the market for 173 days prior to going under contract.

In the past 12 months, 14 homes have sold in the Falls of Jensen Beach.  Sales prices ranged from $440,000 up to $535,000 for an average sales price of $487,286 which is equal to $150.08 per sq. ft. of living area.  These homes averaged 116 days on market before going under contract and sold on average for 98% of listed price.

There are 2 Atlantis condos that are under contract that haven’t sold to date.  List prices are $229,900 and $299,000 for an average of $264,450 or a per sq. ft. price of $240.31.  These two condos went under contract in an average of 107 days.
