The 34996 zip code area of the Stuart Florida residential real estate rebounded some for October mostly with strong pending sales.  Closed sales remain weak.  Much of this may be attributed to Hurricane Irma which shut down real estate for a little over a week last month.  Some of October’s activity could have been impacted by Hurricane Irma which shut down real estate for a little over a week in September with ripple effects that have continued.

The one month absorption rate for the 34996 zip code area of Stuart Florida for October jumped to 25.8 months as compared to September’s 65 months.  Still a strong buyer’s market for the 34996 zip code area of Stuart FL but trending in the right direction.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.

The numbers for October of 2016 were: 174 active listings, 25 pending sales, and 15 closed sales.  Considerably better closed activity from last year but with a much larger inventory.

The Stuart FL 34994 Condo market showed an unexpected jump in inventory for October.  Sales remained low with an icrease in pending sales.  Some of October’s activity could have been impacted by Hurricane Irma which shut down real estate for a little over a week in September with ripple effects that have continued.

The absorption rate for October increased to 6.6 months compared to last month’s 5.2.  Now into a balanced market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 93 active listings, 30 pending sales, and 14 closed sales.  Very similar activity to last October.

The single family real estate market in Sewalls Point continues to have less inventory of available homes.  Pending sales rose sharply for last month while closed sales were off.  Most likely a result of Hurricane Irma from the previous month that closed the real estate business for a few weeks.

The absorption rate shot up to 41 months, in September was 10.8 months.  An extreme buyer’s market for Sewalls Point single family homes.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October 2016, the inventory was 79 homes on the market, 10 pending sales and there were 6 closed sales.  Considerably better sales activity last year, also with much greater inventory of homes for sale..

For November 2017, there are 6 homes available for sale in River Marina in Stuart FL.  3 of these are single family homes and also 3 are townhomes and range in price from $232,000 to $384,900 for an average price of $296,117 or $157.60 per sq. ft. of living area.
