St Lucie County Single Family Homes November 2018 Market Report continues to show some improvemnt when compared to last year, but also some potential weak spots. Closed sales were up by 4.2% (in October they were up by 7.0%) and new sales under contract (new pending sales) decreased by 12.6% (they was down by 7.6% last month).
Prices were mixed this month. The median sales price was up by 1.4% (was up by 4.8% in October). The average sales price was down by 0.8% (it was up by 8.6% in October).
Listings increased by 122 homes up to 1,956 homes on the market. This inventory is 20.5% higher than last year. The current supply of homes is 4.2 months (it was 3.5 months last year). The St Lucie County single family home market remains in a sellers’ market. A balanced market is one with a 6 to 7 month supply of inventory.

Martin County Townhouses and Condos November 2018 Market Report is showing signs of a slowdown with weaker closed sales when compared to last year. Closed sales for the month were down by 21.2%(were unchanged in October) while new sales under contract (new pending sales) were up by 2.4% from November 2017 (decreased by 25.0% in October).
Prices continue to rise but at a slower rate. The median sales price increased by 2.5% (was up by 4.4% in October) while the average sales price increased by 2.2% (was up by 4.4% in October) as compared to November of 2017.
The inventory of available townhouses and condos increased by 6 units to 353 properties as compared to last month. This is 9.0% less inventory then the November 2017 data. Currently, there’s a 3.5 month supply of inventory (compared to 4.0 months for November 2017). Remaining in a strong seller’s market for townhouses and condos in Martin County. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices were mixed for November. The median sales price was up by 11.3% from last year (up by 15.9% in October) while the average sales price decreased by 5.6% (was up by 10.4% last month).
The inventory of available single-family homes decreased from last month by 9 homes to 976 units for November, this is 1.0% less than last November. The current supply of homes is 4.8 months, for November of last year, it was also a 4.8 months supply. We’re still in a seller’s market for Martin County single-family home sales. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

The Florida Townhouses and Condos November 2018 Market Report remains active and continues with some mixed signals for this period. Closed sales were up by 4.9% as compared to last month’s increase of 14.1% and new sales under contract (new pending sales) decreased by 9.6% (In October there was a 0.8% decrease).
Prices continue to rise for November though not as much as they were in the earlier months of the year. Median sales prices were up by 5.1% (was up by 5.9% in October), while the average sales price increased by 7.9% (was up 8.0% in October).
The inventory of active listings increased by 6.6% from November of last year. We now have 5.7 months of inventory as compared to 5.7 months for November 2017. We remain in a seller’s market for Florida townhouse and condo sales, though close to a balanced market. A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Prices are still continuing to rise for November. The median and average sales prices up by 6.3% and 5.4% respectively, compared to October’s 7.6% and 7.4%.
The inventory of available homes for sale increased by 11.9% from last year. This is now a 4.1 months supply of inventory as Florida remains in a seller’s market with the advantage for sellers. (November of 2017 had a 3.8 month supply) A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory. Inventory continues to decrease which is putting pressure on rising prices and lower sales volume.

The Hobe Sound condo market (Zip Code 33455) is the smallest segment of the Martin County real estate market. The inventory of available condos has once again reached very small levels and this will impact future condo market activity in Hobe Sound. Yet, even with such little inventory, these condos are moving off the market quite fast.
The absorption rate for Hobe Sound condos was 0.7 months for November as compared to 1.5 months in October). Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The November 2017 numbers were: 15 active listings, 6 pending sales, and 3 closed sales. Similar sales activity when compared to last year but with hardly any inventory of condos for sale.

The Hobe Sound Florida Market Report ZIP Code 33455 had a large drop in closed sales for November as compared to last month. Inventory and pending sales rose for the month.
The current absorption rate for the Hobe Sound Florida Market Report ZIP Code 33455 shot up to 11.5 months (It was 3.7 months in October). Jumping into a strong buyer’s market for Hobe Sound residential real estate. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.
The numbers for November 2017 were: 195 active listings, 52 pending sales, and 32 closed sales. Better sales activity last year.

As of December 2018, there are 5 active listings in Vista del Lago in Stuart FL. The list prices ranged from $79,000 up to $129,400 for an average list price of $96,708 which equals $104.27 per sq. ft. of living area.
There are currently 4 condos under contract which have not closed yet. List prices were from $75,000 up to $99,900 for an average list price of $84,950 which works out to $104.92 per sq. ft. of living area. These condos averaged 23 days on market before going under contract.
30 condos have sold in the past 12 months. Sales prices were from a low of $53,250 to a high of $110,000 with the average sales price being $77,987. This equals $91.09 per sq. ft. of living area. The average days on market was 50 and these condos sold on average at 96% of list price.
The Vista del Lago condominium complex consists of over 500 condos located north of the Roosevelt Bridge and west of Federal Hwy (US-1) in North Stuart.
