The absorption rate for Hobe Sound condos cannot be determined with no sales for April.  For March it was a 2 month absorption rate.  Absorption rates in this segment of the Martin County real estate market should be taken with a liberal grain of salt, as small changes in activity make for very large changes in percentages that do not reflect a true trend in the market. An absorption rate of 6 to 7 months is considered to be a balanced market favoring neither the buyer or seller.

The April 2018 numbers were: 8 active listings, 5 pending sales, and 7 closed sales.  There was better activity last year.

 The April 2018 numbers were: 57 active listings, 19 pending sales, and 9 closed sales.  Considerably stronger activity this year when compared to April 2018.

     The absorption rate dropped further to 2.9 months (was 3.8 months for March).  Now an even more extreme seller’s market for the 34997 zip code area of Stuart for April 2019.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2018 numbers for April, were: 276 active listings, 166 pending listings, and 84 closed sales.  There’s a greater number of homes for sale (inventory) in this area of Stuart and both sales and pending sales have improved over last year.
