The current absorption rate for the Stuart Florida condos in ZIP Code 34996 jumped to 6.6 months from September’s 3.2 months. Bringing us back into a balanced market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for October 2018 were: 127 active listings, 22 pending sales, and 19 closed sales. There was better closed and pending sales numbers last year.  Though, the inventory of available condos is also down this year.

The Stuart FL 34996 Condo Market of Stuart improved the closed sales activity from a very poor previous month.  But, pending sales took a big dip.  This may impact the volume of closed sales in the coming months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 3.2 months from August’s 6.3 months. Bringing us back into a seller’s market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for September 2018 were: 100 active listings, 30 pending sales, and 22 closed sales. Much better-closed sales activity this year while pending sales were much better last September.

42 Condo sales are pending and awaiting close or lender approval (Up by 8 condos from July).

15 Condos sold in August (Down by 16 condos from July) 

The Stuart FL 34996 Condo Market of Stuart showed a sizeable drop in closed sales for August.  Pending sales remain strong though and I believe some of the weakness in the closed sales may have been due to issues with Hurricane Dorian at the end of the month.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 jumped to 6.3 months from July’s 3.2 months. Bringing us into a balanced market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2018 were: 102 active listings, 37 pending sales, and 16 closed sales.  Very similar activity to last year for condos in the 34996 zip code area of Stuart.

The numbers for January 2018 were: 140 active listings, 52 pending sales, and 17 closed sales.  Identical closed sales with slightly less pending sales this year on lower inventory.  This condo market is bucking the trend from the rest of Martin County.

The Stuart FL 34996 Condo Market of Stuart remains a very active market.  Sales and pending sales were off from last month and the inventory continues to decline.  Hopefully, this is just a seasonal slow down which is typical for condos in our area.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 rose to 3.7 months from May’s 3.0 months.  Still in a strong sellers’ market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for June 2017 were: 132 active listings, 40 pending sales, and 26 closed sales.  Very similar activity as compared to last year with a significantly lower number of available condos for sale (inventory).

The Stuart FL 34996 Condo Market of Stuart continues with strong sales and pending activity.  Pending numbers were off from last month which is not unexpected as we dip into lower inventory levels.  This should effect future sales volume for the coming months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 3.0 months from April’s 3.2 months.  Still in a very strong sellers’ market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for May 2017 were: 137 active listings, 36 pending sales, and 30 closed sales.  There is better pending and sales activity this year with a significantly lower inventory of available condos for sale.  Very impressive results this month.
