In the past 12 months, 49 homes have sold.  The sales prices ranged from $222,000 up to $505,000.  This works out to an average sales price of $341,667 which is $195.77 per square foot of living area.  These homes were on the market for an average of 97 days before going under contract and sold for an average of 96% of list price.

      The Stuart Florida Residential Market for ZIP Code 34997 remains as one of the most active segments of the Martin County residential real estate market.  Our results were quite impressive for October with very strong closed sales numbers.  We did show a decrease in pending sales, but these are still strong results.
     The absorption rate plunged to 2.7 months (was 4.2 months for September).  We remain in an extreme seller’s market for the 34997 zip code area of Stuart for October 2019.  A typical balanced market, favoring neither the seller or buyer, is represented by a 6 to 7-month absorption rate.
     The 2018 numbers for October, were: 316 active listings, 123 pending listings, and 63 closed sales.  This is a considerably stronger sales and pending sales figures on a smaller inventory this year.  We are showing very impressive results for this segment of the Stuart FL real estate market.

The one-month absorption rate for the 34996 zip code area of Stuart Florida for October jumped up to 10.7 months as compared to 7.4 months for last month.  Now, transitioning into a buyer’s market for this segment of the Martin County single-family real estate market.  A balanced market, favoring neither buyer or seller is considered to be around a 6 to a 7-month absorption rate.

The numbers for October 2018 were: 158 active listings, 21 pending sales, and 14 closed sales.  A greater number of sales last year.  But, this was also with a considerably greater inventory of available homes for sale.

The numbers for September 2018 were: 151 active listings, 19 pending sales, and 13 closed sales.  Better market activity this year even though we have a smaller inventory of available condos for sale.
