For May of 2016 there is one home for sale in the Bay Colony of Stuart. This home is listed for $649,000 which is $207.88 per sq. ft. of living area.  This home has been on the market for 141 days.

There is also one home under contract which has not closed at the time this report was written.  The list price is $775,000 or $212.27 per sq. ft. of living area.  This home was on the market for 84 days prior to going under contract.

And, in the past twelve months one home sold in the Bay Colony of Stuart with a sales price of $1,275,000 which equals $254.14 per sq. ft. of living area.  This home was on the market for 83 days prior to going under contract and sold for 85% of list price.

For May 2016 there are 19 active listings in the Harborage Yacht Club with list prices ranging from $139,900 up to $310,000 for an average list price of $204,391 which comes out to $172.65 per sq. ft. of living area.  As of May 17, 2016 the average days on market for these condos is 276.

There is only one condo under contract.  The list price was $150,000 or $128.31 per sq. ft. of living area with this condo going under contract 28 days after being listed.

In the past 12 months, 7 condos have sold.  Sales prices were from $127,000 up to $230,000 for an average sales price of $163,714 which equals $136.18 per sq. ft. of living area.  These condos sold on average at 90% of list price and took an average of 389 days before going under contract.

Yacht club membership is included for all residents and limited memberships are available for non-residents at this time. Recent changes to the HOA fees have had a negative effect on sales in Harborage with the current fees exceeding $1,000 a month.  This includes a great many amenities and for the price of newer waterfront units it may just be worth it for the right buyer.

For May 2016, there are two condos listed in the Sunset Cove condos of North Stuart on the Saint Lucie River.  These two condos are listed at $234,900 and $269,900 for an average list price of $252,400 which equals $154.66 per sq. ft. of living area.  These two condos have been on the market for an average of 26 days as of May 17.

There is one condo currently under contract that was listed for $249,900 or $159.17 per sq. ft. of living area.  This condo was on the market for 162 days prior to accepting the current offer.

In the past 12 months, 2 Sunset Cove condos have sold.  Sales prices were $209,344 and $315,000 for an average sales price of $262,172 which is $166.99 per sq. ft. of living area.  These sales averaged 98% of the average list price and went under contract in an average of 103 days after being listed.
