St Lucie County Townhouses and Condos January 2017 Market Detail

The St Lucie County Townhouses and Condos Market Detail for January 2017 began the new year with weaker sales activity as compared to last January.  Closed sales were down by 12.3% from last year (was down 21.0% in December) while new pending sales increased by 2.0% (was down by 32.6% in December).

Values were mixed for January with the median price up by 11.1% (was up by 9.9% in December) while the average sales price decreased by 1.4% (was up by 9.2% in December).  I’ve been expecting prices to moderate for some time as the inventory continues to increase and sales volume does not keep up.

The inventory of available townhouses and condos increased by 37 units from last month to 584 units, which is 2.2% less than January 2016. The current supply is 6.1 months, which is 5.2% higher than the 5.8 months of inventory last year.  The St Lucie County townhouses and condos has moved into a balanced market for the first time in a few years. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

St Lucie County Single Family Homes Market Detail for January 2017 showed improved sales activity with improved results year to year.  Closed sales were up by 8.1% (in December they were up by 8.9%) and new sales under contract (new pending sales) also increased by 8.1% (they were up by 4.8% last month).

Prices also continued their upward march.  The median and average sales prices up by 8.9% and 16.1% respectively from last January (For December these numbers were up 13.9% and 12.0%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings decreased by 112 homes to 1,844 homes.  This inventory is 2.7% higher than last year.  The current supply of homes is at 4.1 months (4.0 months for January of 2016)  This is 2.5% greater than last year.  The St Lucie County single family home market remains in a strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

The St Lucie County Townhouses and Condos Market Detail for December 2016 continued with weaker sales activity as compared to last December.  Closed sales were down by 21.0% from last year (was down 12.8% in November) while new pending sales decreased by 32.6% (was down by 7.8% in November).

Values however bucked the trend and increased for December with the median price up by 9.9% (was up by 0.8% in November) while the average sales price increased by 9.2% (was down by 11% in November).  I’ve been expecting prices to moderate for some time as the inventory continues to increase and sales volume does not keep up.

The inventory of available townhouses and condos decreased by 6 units from last month to 547 units, which is 8.1% greater than December 2015. The current supply of units is 5.7 months, which is 16.3% higher than the 4.9 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market though it is getting very close to being balanced. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices also continued their upward march.  The median and average sales prices up by 13.9% and 12.0% respectively from last December (For November these numbers were up 22.5% and 18.5%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Active listings decreased by 63 homes to 1,732 homes.  This inventory is 6.6% higher than last year.  The current supply of homes is at 3.9 months (3.6 months for December of 2015)  This is 8.3% greater than last year.  The St Lucie County single family home market remains in a very strong sellers market.  A balanced market is one with a 6 to 7 month supply of inventory.

Price changes were mixed for November with the median price up by 0.8% (was up by 11.9% in October) while the average sales price decreased by 11% (was up by 13.4% in October).  I’ve been expecting prices to moderate for some time as the inventory continues to increase and sales volume does not keep up.

The inventory of available townhouses and condos increased by 23 units from last month to 553 units, which is 4.3% greater than November 2015. The current supply of units is 5.7 months, which is 11.8% higher than the 5.1 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market though it is getting closed to being balanced. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices, however, continue their upward march at strong rates.  The median and average sales prices up by 22.5% and 18.5% respectively from last November (For October these numbers were up 12.0% and 13.4%).  While these are very good results for sellers, they make me a little nervous as rates of increase this high may result in lower affordability of homes and subsequently less sales in the future.

Prices continue to increase quite strongly with the median price up by 11.9% (was up by 6.5% in September) while the average sales price increased by 13.4% (was up by 5.9% in September).  I don’t expect these price increases to be quite so strong in future months if sales activity continues to slow.

The inventory of available townhouses and condos increased by 23 units from last month to 530 units, which is 1.5% greater than October 2015. The current supply of units is 5.4 months, which is 5.9% higher than the 5.1 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Prices continue to increase, though at a more moderate pace than in past months, with the median price up by 6.5% (was up by 23.0% in August) while the average sales price increased by 5.9% (was up by 10.8% in August).  These increases are much more in line with continued moderate gains for year to year in the future.

The inventory of available townhouses and condos decreased by 19 units from last month to 507 units, which is 6.3% less than September 2015. The current supply of units is 5.1 months, which is 3.8% lower than the 5.3 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The August 2016 Monthly Market Detail St Lucie County Townhouses and Condos picked up a little from last month and remains active.  Closed sales were down 3.8% from last year (was down 22.6% in July) while new pending sales decreased by 2.9% (was down by 2.6% in July).

Prices on the other hand went back to increasing after last month with the median price up by 23.0% (was down by 18.8 in July) while the average sales price increased by 10.8% (decreased 1.7% in July).  These increases were unexpected as I don’t expect prices to rise quite this fast year to year in the future.  Though, I also don’t expect them to decline anytime soon either.

The inventory of available townhouses and condos increased by 17 units from last month to 526 units, which is only 1.7% less than August 2015. The current supply of inventory is 5.3 months, which is just a little more than the 5.2 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

The inventory of available townhouses and condos decreased by 57 units from last month to 509 units, which is only 7.8% less than July 2015. The current supply of inventory dropped to 5.1 months, which is less than the 5.4 months of inventory last year.  The St Lucie County townhouses and condos continues to be in a sellers market. Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.

Typically a 6 month inventory is considered a balanced market showing no advantage to either buyers or sellers.
