As of June 2017, there are 4 active townhomes for sale in Sunset Trace.  List prices range from $137,000 up to $165,900 which works out to an average list price of  S149,225 or $116.03 per square foot of living area.

There are also 4 homes under contract and awaiting settlement.  The listing prices range from $145,900 up to $184,900 for an average list price of $162,950 which equals $120.51 per sq. ft. of living area.  These homes were on the market for an average of 48 days prior to going under contract.

In the past 12 months, 24 homes have sold in Sunset Trace.  Sales prices ranged from $96,439 to $151,000 for an average sales price of $135,331 which equals $104.11 per sq. ft. of living area.  These homes sold for an average of 97% of their final list price and went under contract in an average of 14 days of being on the market.

Martin County Single Family Homes May 2017 Market Detail

The Martin County Single Family Homes Market Detail for May 2017 showed continued growth when compared to last May.  Closed sales were up by 8.3% (was down by 2.3% in April). New pending sales increased by 24.2% as compared to May of 2016 (Decreased by 18.2% in April).

Prices continued to rise with the median sales price up by 8.3% from last year (up by 2.8% in April) while the average price increased by 35.4% (was up by 0.8% last month).

The inventory of available single family homes decreased from last month by 9 homes to 1,036 units for May,  this is still 5.0% greater than last May.  The current supply of homes is 5.1 months, for May of last year it was a 4.8 months supply. (This is a 6.3% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

Martin County Single Family Homes April 2017 Market Detail

The Martin County Single Family Homes Market Detail for April 2017 showed weaker sales activity when compared to last April.  Closed sales were down by 2.3% (was up by 11.3% in March). New pending sales decreased by 18.2% as compared to April of 2016 (Decreased by 3.3% in March).

Prices continued to increase though at a much slower rate with the median sales price up by 2.8% from last year (up by 8.7% in March) while the average price increased by 0.8% (was up by 8.0% last month).

The inventory of available single family homes decreased from last month by 49 homes to 1,045 units for April,  this is still 4.2% greater than last April.  The current supply of homes is 5.2 months, for April of last year it was a 4.9 months supply. (This is a 6.1% increase from last year).  Still a sellers’ market for Martin County single family home sales.  A balanced market favoring neither buyers or sellers is considered to be one with a 6 to 7 month supply of inventory.

There are currently 14 active listings on the market in Island Dunes at prices ranging from $205,990 to$575,000 for an average list price of $345,499 which equals $261.85 per square ft. of living area.

There are no condos under contract awaiting closing at this time.

In the past 12 months, 18 condos have sold ranging in sales prices from $$167,500 to $462,500 with an average sales price of $330,350 which equals $228.53 per square foot of living area.  These sales averaged 94% of the final list price and also averaged 124 days on market before going under contract.
