     The Stuart FL condo market for zip code 34997 continues to show strong activity but also now with a troubling decrease in available condos for sale.  This month’s activity may been impacted by Hurricane Irma which shut down real estate for a little over a week last month.
     The absorption rate increased to 3.8 months in September compared to 2.6 months for August.  Still in a very strong sellers’ market for the 34997 zip code of Stuart FL.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The September 2016 numbers were: 72 active listings, 19 pending sales, and 16 closed sales.  Better closed sales last year but that was with a much greater inventory of available condos.

      The Stuart Florida Residential Market for ZIP Code 34997 continues with strong activity but a bit weaker than last month.  Some of this decreased activity may have been caused by Hurricane Irma which shut down real estate for a little over a week last month.
     The absorption rate inched down to 4.0 months (was 3.4 months for August).  Continuing as a strong seller’s market for the 34997 zip code area of Stuart for September 2017.  Typically a balanced market, favoring neither the seller or buyer, is represented by a 6 to 7 month absorption rate.
     The 2016 numbers for September, were: 309 active listings, 132 pending listings, and 89 closed sales.  Better activity last year, but it was with a bigger selection of homes (inventory)

The Stuart FL 34996 Condo Market of Stuart showed somewhat less activity than last month, but still pretty active.  Some of this decreased activity may have been caused by Hurricane Irma which shut down real estate for a little over a week last month.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 increased to 5.3 months from August’s 3.8 months.  Still a seller’s market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for September 2016 were: 132 active listings, 25 pending sales and 21 closed sales.  One of the few areas of martin County with better activity this year when compared to 2016.

For October 2017 there are 2 homes available for sale in the Falls of Jensen Beach.  Listing prices are $423,500 and $699,000 for an average list price of $561,250 or $158.49 per sq. ft. of living area.

There is one home under contract which has not completed the sales process (closed).  The list price of this home is $624,900 or $157.92 per sq. ft. of living area.  This home was on the market for 194 days prior to going under contract.

In the past 12 months, 10 homes have sold in the Falls of Jensen Beach.  Sales prices ranged from $411,000 up to $639,000 for an average sales price of $491,125 which is equal to $163.15 per sq. ft. of living area.  These homes averaged 87 days on market before going under contract and sold on average for 96% of listed price.

A newer Kolter community located just north and west of the Treasure Coast Mall in Jensen Beach FL.  This is a gated community with spacious lots, many of which have serene preserve or lake views from the back patio and yard.

The Falls is in a wonderful location close to shopping, restaurants as well as professional services and only a few minutes to the beaches and waterways that Martin County has to offer.  Children living in the falls have the privilege of attending Martin County ‘A’ rated schools.  Currently these are the Jensen beach Elementary school, Stuart Middle school and the Jensen Beach High school.

Construction in the Falls began in 2006 and all of the 130 lots have now been built, with the latest homes just recently completed in 2016.  As of this writing there are only two new homes available from the builder, but re-sale homes have been coming on the market at a fairly steady rate.

Homes sizes in the Falls range from 4 bedroom, 3 bathroom homes of 2,236 sq. ft. of living area up to 5 bedroom, 4 bathroom homes with just under 4,500 sq. ft. under AC.  The majority of the homes in the falls have 3 car garages.  Homes range from single story ranch style designs to two story homes and many have private pools.

Since this is a newer community, all homes meet the latest building codes for hurricane and wind protection and most homes also feature updated kitchen with granite countertops.

There are currently 4 condos on the market in the three Atlantis condo buildings..  List prices range from $195,000 to $297,000 for an average list price of $234,000 which equates to $209.58 per sq. ft. of living area.

There is 1 Atlantis condo that is under contract which hasn’t sold to date.  The list price was $279,000 or $241.77 per sq. ft. of living area.  This condo went under contract 38 days after being listed.

In the past 12 months, 12 condos have sold in Atlantis.  Sales prices ranged from a low of $163,500 up to $300,000 with an average sales price of $228,638 or $205.24 per sq. ft. of living area.  These condos sold in an average of 148 days and at an average of 95% of list price.

Atlantis Condos on Hutchinson Island in Jensen Beach FL (Saint Lucie County) consists of three buildings.  Atlantis ‘A’, Atlantis ‘B’ and Atlantis ‘III’.   Buildings A and B were constructed in 1978 and consist of 68 2 bedroom 2 bathroom condos with 1,053 sq. ft. of living space on 7 stories.  End units are slightly bigger with wrap around balconies and 1113 sq. ft. of living space.  Building III was built in 1982, also with the same number of condos but is slightly larger with 1,151 sq. ft. interior units and 1,258 sq. ft. on the ends.

Condo association fees at the time of this post were in the low $300’s per month for Buildings A & B and the low $400’s for Atlantis III.  These three buildings have two pools in between them as well as direct ocean access from the rear of all buildings.  Those on floors 3 to 7 enjoy excellent ocean and beach views, while the lower floors have partially blocked views because of the sand dunes. There is ample outdoor parking for all residents as well as two tennis courts and a vehicle wash area.
