A Martin County listing can be a smash hit when the pictures show a property that’s cosmetically appealing, the copy rings true, and the details hit the sweet spot where features and value are a match for the best the area has to offer. But it still might not be as effective as it should be if one other detail is a little bit off. It’s a detail that can cause qualified buyers—the ones who should be a home’s most interested prospects— to miss the whole show.

I suppose that calling that part of a Stuart listing a “detail” is like calling the end score of the NBA’s final playoff a detail—or calling the final vote count in an election a “factor.” It may be just one element of many, but it is uniquely important. In a Stuart listing, it’s often the first element that shoppers specify when they’re picking which area homes they will consider. If it’s not thoughtfully calibrated to fall within the parameters they name, the results may suffer considerably.

Of course, the “detail” we’re talking about is the price on the listing, and choosing the “right” one is the object. We’re looking for a number that will help a home sell quickly at the highest price possible. If the neighborhood comps—the prices paid and asked for nearby area homes with similar features—were all that mattered, coming up with the most suitable listing price would be a cut-and-dried affair. But there are other factors that need to be taken into account. Some are easy to determine, some…not so much.

  • the Stuart residential market is a moving target, sometimes building from a lower level, sometimes echoing the latest transactions, sometimes losing momentum.
  • competitive Martin County listing prices reflect either other sellers’ best estimates of that market for their properties, or else their personal opinions of what they think the market should be–but there’s no way to verify which!
  • the final selling price of any home is determined not only by the seller’s situation, but by the buyer’s, also, which is a factor which cannot be determined in advance.

That’s why there is no universally agreed-upon formulas to rely upon, and since there is no way to determine what outcome would have resulted if a different price had been chosen, there’s also no way to verify after the fact if the absolute “best” one was chosen—even if everyone considers the sale a great success! Web titan Zillow says, “if the home sells within a few days of listing, chances are you listed too low” yet if a higher price had been chosen, causing that home to linger for months on the market, it wouldn’t have been listed too low. On the other hand, if the listing price were set to court multiple offers, a quick sale could mean a higher selling price was achieved. There’s simply no way to know for sure.

Put it all together and you have to figure that arriving at the right listing price is really more of an art than a science.   3 “C’s” Turn Bad Weather into Boon for Your Stuart FL Home for Sale

You’ve decided that right now is the perfect time to put up your Stuart FL home for sale; you’re charged with energy and determination; you’re ready to get going—and then…suddenly, the spring weather turns foul. It’s an all-too-common frustration, from mud season sieges in Northeastern Maine to kite-busting windstorms in the far Southwest, the kind of perfection “spring days” brings to mind isn’t always there when you want it to be.

Some days (even some weeks) are like that—often, when you’re trying to ready your Stuart home for sale. Sometimes Mother Nature just doesn’t cooperate. You’re stuck indoors.

Rather than sitting and stewing over all the time lost from perfecting the garden or touching up those few exterior blemishes that need a spot of paint or two, this is one situation that’s easily reversed. In fact, there is such a lot that can be accomplished indoors, with a little mental jujitsu, you should even be able to talk yourself into considering a bad weather break as an opportunity.

There are dozens of indoor activities you can attend to. Here are 3 C’s for examples:

Clutter! Let’s face it, for a home for sale, there’s too much stuff, everywhere. No, all that dust-catching memorabilia doesn’t really serve to create a more charming, homey atmosphere. It actually creates the sense that this home for sale belongs to someone else. The goal is to display a dwelling primed and waiting for the buyer’s décor ideas to take hold—and clutter in the form of personal possessions just obscures the issue. Box it, store it—or even prepare it for later eBay sale. Just do get it out of sight!

Clean! There’s the degree of ‘clean’ that we live in every day, and that’s perfectly fine for busy households and regular family life. Then there’s the kind of ‘clean’ that can help to turn a home for sale into a home that’s under contract. Deep cleaning is an art—and it may even take a professional to accomplish. In most cases, it just takes a little more time and determination than day-to-day housework can achieve. A stormy day is perfect for a serious rented-rug-cleaner session, or some toothbrush-aided baseboard scrubbing. Granted, foul weather is not conducive to any heroic window washing…for that, wait ‘till the skies clear.

Clear!  The furniture arrangement that’s evolved over time may be a layout that makes daily Stuart Florida living comfortable and convenient is frequently not the layout most conducive to moving a home for sale as quickly as possible. Less is often more because it opens sight lines and gives the feeling of roominess. Clearing rooms of redundant tables, chairs—even sofas—is an indoor activity with results that become instantly gratifying.

2015 Stuart Air Show

Discounted Stuart Air Show tickets are now available for $15.00 for the 2015 Stuart Air Show.  Scheduled for Oct. 30 to Nov. 1 at the Martin County Airport – Witham Field. This year’s show will feature three military acts including the Navy F-18, the US Air Force F-16, and the Army Golden Knights as well as numerous other aerial acts as well as static display aircraft.  Food, fun and games for the entire family.

These early pre-sale tickets are only available online at http://www.stuartairshow.com. Ticket prices at the gate will be $25.

There are 2 Circle Bay condos under contract and awaiting close.  The list prices are $224,400 and $259,000 for an average of $241,700 or $219.23 per sq. ft. of living area.  Neither of these condos are distressed sales.

There are currently 3 homes available to purchase in Orchid Bay.  List prices range from $389,900 to $525,000.  The average listing price is $463,300 which equates to $162.59 per sq. ft. of living area.

One home is under contract and awaiting sale.  The list price is $489,900 which is $164.45 per sq. ft. of living area.

In the past 12 months, 10 homes have sold in Orchid Bay.  Sales prices ranged from $319,101 to $510,000 for an average sold price $422,460 which equals $147.80 per sq. ft. of living area.  These 10 sales included one foreclosure and one short sale.

One of the most desirable communities in Palm City, Orchid Bay (also known as Captain’s Creek) lies just south of the new Palm City Veteran’s Memorial Bridge off of Mapp Road.  This gated community of 153 homesites (including only two vacant lots at this time) enjoys spacious private lots of at least a ½ acre with a few properties residing on over 1 acre sites.  This planned community was developed by the Tartan land Company in the early 1990’s and all homes are individually constructed by the lot owner’s builder of choice.  Consequently this is not a “cookie cutter” community by any means.
