There are currently 103 active condo listings (Up by 8 condos from last month).

19 Condo sales are pending and awaiting close or lender approval (Down by 23 condos from August).

32 Condos sold in September (Up by 17 condos from August) 

The Stuart FL 34996 Condo Market of Stuart improved the closed sales activity from a very poor previous month.  But, pending sales took a big dip.  This may impact the volume of closed sales in the coming months.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 plunged to 3.2 months from August’s 6.3 months. Bringing us back into a seller’s market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for September 2018 were: 100 active listings, 30 pending sales, and 22 closed sales. Much better-closed sales activity this year while pending sales were much better last September.

42 Condo sales are pending and awaiting close or lender approval (Up by 8 condos from July).

15 Condos sold in August (Down by 16 condos from July) 

The Stuart FL 34996 Condo Market of Stuart showed a sizeable drop in closed sales for August.  Pending sales remain strong though and I believe some of the weakness in the closed sales may have been due to issues with Hurricane Dorian at the end of the month.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 jumped to 6.3 months from July’s 3.2 months. Bringing us into a balanced market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for August 2018 were: 102 active listings, 37 pending sales, and 16 closed sales.  Very similar activity to last year for condos in the 34996 zip code area of Stuart.

The Stuart FL 34996 Condo Market of Stuart continues to have excellent sales activity.  pending sales were off a little for July and the inventory has also decreased.  This may affect the market in the coming months.

29 Condos Sold in June (Down by 2 condos from May) 

The Stuart FL 34996 Condo Market of Stuart showed weaker sales and pending sales volume but also a drop in inventory keeping the sales rations very active.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 3.6 months from May’s 4.2 months. The Stuart FL 34996 Condo Market of Stuart returned to a bit more sustainable activity levels for May after an exceptionally strong April.  This condo market remains very active and healthy.

Still a strong seller’s market for this segment of Martin County condos but not as extreme as last month.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The Stuart FL 34996 Condo Market of Stuart had a very strong month for closed sales in April.  Pending sales also remained strong and improved from last month.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dropped to 2.8 months from March’s 5.5 months. Moving to a pretty extreme seller’s market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for April 2018 were: 125 active listings, 59 pending sales, and 39 closed sales.  Stronger performance this year with an almost identical inventory of available condos.

38 Condo sales are pending and awaiting close or lender approval (Up by 12 condos from December).

17 Condos Sold in January (Down by 10 condos from December) 

The Stuart FL 34996 Condo Market of Stuart is one of the few areas in Martin County with lower inventory as compared to last year.  Closed sales were unchanged and pending sales increased for January.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 dipped to 7.2 months from December’s 4.6 months. Transitioning back into a slight buyer’s market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for January 2018 were: 140 active listings, 52 pending sales, and 17 closed sales.  Identical closed sales with slightly less pending sales this year on lower inventory.  This condo market is bucking the trend from the rest of Martin County.
