There are currently 154 active listings (Down by 6 homes from January).
55 Residential sales are pending and awaiting close or lender approval (Up by 13 homes from January).
12 Homes Sold in February (Increased by 2 homes from January).
The 34996 zip code area of the Stuart Florida residential real estate market remains slightly slower than many of the neighboring Stuart zip codes. Though, the large pending numbers are a good sign for future sales.
The one month absorption rate for the 34996 zip code area of Stuart Florida for February decreased to 12.8 months as compared to January’s 16 months. Still a strong buyers market for this section of Martin County, but this number should improve when the strong pending numbers translate into sales. A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.
The numbers for February of 2014 were: 158 active listings, 39 pending sales and 12 closed sales. Very similar inventory and closed sales as compared to 2015, but there’s quite a bit better pending inventory this year which should make for some excellent sales numbers for the coming months.
