There are currently 170 active listings (Up by 23 homes from November).
24 Residential sales are pending and awaiting close or lender approval (Down by 10 homes from November).
12 Homes Sold in December (Increased by 6 homes from November).
The 34996 zip code area of the Stuart Florida residential real estate market is on a bit of a roller coaster as we regained all of the lost inventory from last month. Sales also doubled from November, though there’s still plenty of room for improvement.
The one month absorption rate for the 34996 zip code area of Stuart Florida for December improved dramatically to 14.2 months as compared to November’s 23.8 months. Still a buyers market for this section of Martin County, but much improved from last month. A balanced market, favoring neither buyer or seller is considered to be around a 6 to 7 month absorption rate.
The numbers for December of 2014 were: 176 active listings, 11 pending sales and 24 closed sales. Considerably better sales activity last year, while future sales look better for next year with the better pending numbers.
