For September 2017 in the 34996 Zip Code area of Stuart, Florida :

There are currently 112 active condo listings (Increased by 5 condos from last month).

33 Condo sales are pending and awaiting close or lender approval (Decreased by 6 condos from August).

21 Condos Sold in September (Down by 7 condos from August) 

The Stuart FL 34996 Condo Market of Stuart showed somewhat less activity than last month, but still pretty active.  Some of this decreased activity may have been caused by Hurricane Irma which shut down real estate for a little over a week last month.

The current absorption rate for the Stuart Florida condos in ZIP Code 34996 increased to 5.3 months from August’s 3.8 months.  Still a seller’s market for this segment of Martin County condos.  A balanced market is considered to occur when the absorption rate is from 6 to 7 months.

The numbers for September 2016 were: 132 active listings, 25 pending sales and 21 closed sales.  One of the few areas of martin County with better activity this year when compared to 2016.
