There are currently 69 active listings (Decreased by 10 homes since last month)
12 home sales are pending and awaiting close or lender approval (Up by 1 homes from April)
3 Homes sold in May (Decreased by 3 homes from April)
The Sewalls Point single family homes market continues to face slow sales activity even as the surrounding areas are seeing some very strong growth. The inventory declined for the month and there are some good pending numbers, but closed sales were off for May.
The current absorption rate increased to 23 months, in April it was 13.2 months. Lots of room for improvement. A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.
Comparing the results to May of 2014, the inventory was 58 homes on the market, 14 pending sales and there were 5 closed sales. Better activity for Sewalls Point last year.
