The Stuart FL 34994 Condo market showed an unexpected jump in inventory for October.  Sales remained low with an icrease in pending sales.  Some of October’s activity could have been impacted by Hurricane Irma which shut down real estate for a little over a week in September with ripple effects that have continued.

The absorption rate for October increased to 6.6 months compared to last month’s 5.2.  Now into a balanced market for this condo segment of Stuart’s 34994 zip code area.  Typically a real estate market is considered to be a balanced market with an absorption rate of 6 to 7 months.  Meaning neither the buyers or sellers have an advantage in the real estate market.

Last October the numbers were 93 active listings, 30 pending sales, and 14 closed sales.  Very similar activity to last October.

There are 3 available homes for sale in The Arbors as of November 2017.  List prices are from $539,000 up to $599,000 for an average of $571,000 which equals $225.17 per sq. ft. of living area.

There are two homes under contract which has not completed the sales process.  The list prices were $425,000 and $450,000 for an average list price of $437,500 or $226.41 per sq. ft. of living area.  These homes were on the market for an average of 44 days prior to going under contract.

In the past 12 months, 7 homes have sold in the Arbors.  Sales prices ranged from $375,000 up to $575,000 for an average sales price of $479,657 which equals $193.08 per sq. ft. of living area.  These sales averaged at 96% of the listed price and were on the market for an average of 82 days prior to entering into an agreement for sale.

The residential real estate market for the 34994 ZIP code area of the Stuart, Florida rebounded some from the previous month’s slower hurricane impacted activity.

The one month absorption rate for the 34994 zip code for October decreased to 6.3 months from 9.5 months for September.  Bringing the 34994 zip code area of Stuart, FL back into a balanced market.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

The single family real estate market in Sewalls Point continues to have less inventory of available homes.  Pending sales rose sharply for last month while closed sales were off.  Most likely a result of Hurricane Irma from the previous month that closed the real estate business for a few weeks.

The absorption rate shot up to 41 months, in September was 10.8 months.  An extreme buyer’s market for Sewalls Point single family homes.  A 6 to 7 month absorption rate is considered a balanced market where neither the seller nor buyer have an advantage.

Comparing the results to October 2016, the inventory was 79 homes on the market, 10 pending sales and there were 6 closed sales.  Considerably better sales activity last year, also with much greater inventory of homes for sale..
