The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  For January the market activity showed some positive gains with a nice increase in closed sales.  Unfortunately, pending sales were down which may indicate fewer closed sales in the coming months.

The current absorption rate for condos in the 34990 zip code area dropped to 6.8 months (was 10.1 months in July).  Into a balanced market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The January 2017 numbers were: 91 active listings, 8 pending sales, and 5 closed sales.  Considerably better activity this year with a higher inventory of available condos for sale.

There are currently 2 Angler Cove condos available for sale.  List prices are $259,000 and $475,000 for an average list price of $367,000 which equals $243.54 per sq. ft. of living area.

There is 1 condo under contract at this time in Angler Cove.  It was listed for $264,900 which is $243.03 per sq. ft. of living area.  This condo was on the market for 333 days prior to going under contract.

In the past 12 months there have been 5 sales.  Sales prices ranged from $269,000 up to $365,000 for an average sales price of $304,667 which works out to $216.69 per sq. ft. of living area.  The list to sales prices averaged at 92%.  These condos averaged 83 days on market before going under contract.

Condo association fees vary from $450 to $560 per month.  The fees include Basic Cable Tv, Landscape/Lawn care, On Site Manager, Reserve Fund, Trash, Water and Sewer.

The Palm City FL, zip code 34990 residential real estate market showed a large drop in closed sales to start the year.  But both inventory, as well as pending sales, rose which should result in more sales in the coming months.
The monthly absorption rate jumped up to 8.7 months from 5.8 months in December.  Into a buyer’s market for the Palm City zip code 34990 area for residential sales for the first time in a while.  A 6 to 7-month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The January 2017 numbers were:  421 active listings, 125 pending sales, and 52 closed sales.  Slightly better activity last year, but not by much.
