The Palm City FL 34990 condo real estate market is a fairly small segment of the Martin County condo market.  Market activity remains pretty slow for Palm City condos and remains a difficult market for sellers.  (Though a good part of this difficulty comes from two equity golf club communities.)

The current absorption rate for condos in the 34990 zip code area jumped to 12.5 months (was 19 months in May).  A strong buyers’ market for Palm City condominiums.  A balanced market is considered to be an absorption rate of around 6 to 7 months.
The June 2016 numbers were: 65 active listings, 4 pending sales and 7 closed sales.   Invenory is decreased from last year but there are better pending numbers and sales are close to being the same.

2 condos are under contract.  List prices were $134,900 and $142,500 for an average of 138,700 which works out to $124.84 per sq. ft. of living area.  These condos averaged 22 days on market before going under contract.

Very well located close to Florida’s Turnpike as well as shopping and just a short ride to downtown Stuart and the waterways as well as golf courses that Martin County offers.

Pine Ridge was built from 1986 through 1995 and consists of both condos as well as villas.  There are numerous floor plans ranging from 3 bedroom, 2 bath units with 1486 sq. ft. of living area to 2 bedroom, 2 bath of 1111 sq. ft. down to 830 sq. ft. 1 bedroom, 1 bath condos.  Some condos come with a detached garage while the rest have assigned parking along with lots of space for guest parking as well.

There are two lakes on the grounds as well as a community swimming pool, tennis courts, and a bocce court. Two small pets are permitted.  And, no trucks or motorcycles are allowed. As of July 2017, the condo association fees ranged from $290 to $390 per month depending on size and location of the condo.

The Palm City FL, zip code 34990 residential real estate market continues with strong activity, though closed sales returned to a more sustainable value after a very large jump from last month.
The monthly absorption rate decreased to 4.0 months from 3.0 months in May.  A more extreme sellers’ market for the Palm City zip code 34990 area for residential sales.  A 6 to 7 month absorption rate is typically considered a balanced market that doesn’t favor either sellers or buyers.

The June 2016 numbers were:  362 active listings, 168 pending sales and 76 closed sales.  Stronger activity for this year with a slightly higher inventory of homes for sale.

     The Stuart FL condo market for zip code 34997 is showing some strange numbers with sales dropping significantly from last month (which was an abnormally strong month).  Pending sales remain strong but inventory is dropping to troubling levels.
     The absorption rate plunged to 7.1 months in June compared to 1.6 months for May.  Back into a buyers’ market for the 34997 zip code of Stuart FL.  A 6 to 7 month absorption rate is typically considered to be a balanced market that favors neither the buyer nor the seller.
 The June 2016 numbers were: 74 active listings, 27 pending sales, and 24 closed sales.  Considerably stronger closed sales last year while we have a little better pending sales numbers for this year.  Though, a troubling decrease in available condos for sale.
